Buying a house in Skingrad is a quest in The Elder Scrolls IV: Oblivion. The purchase of the manor house Rosethorn Hall isn't just an acquisition, it also involves a pair of mini-quests.

Skingrad's Count Janus Hassildor, a Vampire, can't help the Hero. Instead speak to his butler Shum gro-Yarug, who is not easily impressed. They must raise his disposition to 70, as well as having a fame of 15 and 25,000 GoldIcon to seal the deal. The current inhabitant (Vandorallen Trebatius) will move out when they get the key.


Speak to Shum gro-Yarug when his disposition is 70 or over about buying a house. For 25,000 GoldIcon he will give the Hero the key to a house for sale just inside the gate, near the Chapel. He will also mention that Gunder at Colovian Traders can sell furniture for the house.

Go over to the house to inspect and then visit the Colovian Traders to buy all the furniture needed at once if they have the money or buy what they can afford at the time.
