Proudspire Manor is the most expensive house available in Skyrim. It is located next to the Bards College and Vittoria Vici's House on the east side of Solitude. Though initially blighted by dust and cobwebs, renovating it will improve its appearance.

When walking towards the Blue Palace, there is a fire in a brazier on the left just before the Bards College. Proudspire Manor is the door before the brazier. It can also be accessed by going up the steps before that doorway; Vittoria Vici's house is the door to the left, while Proudspire Manor is the door on the right. The exterior of the manor has a fair amount of flowers that respawn in a few game weeks if picked.

Acquisition[]

This manor may be bought for 25,000 Gold from Falk Firebeard after completing "The Man Who Cried Wolf" and "Elisif's Tribute." The total cost (including decorations) is 39,000 Gold, or 36,000 Gold, if one lacks the Hearthfire add-on. Buying this house is one of the things that must be done before becoming a Thane of Haafingar. With the Hearthfire add-on, a children's room may be added for 3,000 Gold. The doorway to it replaces the two shelves to the left of the master bedroom's entrance.

Advantages[]

  • It has both an alchemy laboratory and enchanting facility.
  • Compared to Hjerim its lighting is better.
  • The children's room HF is more luxurious than Hjerim with large amounts of space.
  • The children's room does not come at the cost of losing another room, as is the case with most other purchasable homes.
  • Solitude itself offers excellent amenities, including the widest selection of shopkeepers of any Hold, and there are several children for any adopted children to play with.
  • It has one of the Stones of Barenziah.
  • The patio also includes a view of the surrounding forest, sea, and small parts of Winterhold in the distance.

Limitations[]

  • Most expensive property at 25,000 gold, and even more costly if the player elects to fully upgrade it, though a glitch can be used to recoup the entire sum.
  • Restricted storage as compared to Hjerim.
  • For those with a focus in Smithing, it also lacks a smelter.

Room Cost Description
Bedroom 2,000Gold

When this package is purchased, the master bedroom on the second floor of the house will be decorated with several furnishings and a larger, more luxurious bed. The master bedroom will also include a two slot weapon rack as well as both a chest and safe amongst other decorations. Also, a small dining area will be added just outside the bedroom door that includes a table, chairs, and other decorations. The safe in the room contains leveled loot, from jewelry all the way to Daedric armor and weapons.

Living Room 2,000Gold This package adds a large table, chairs and a wide range of decor to the living area located centrally on the second floor of the house.
Alchemy Lab 2,500Gold Fills out one of the ground floor rooms with implements and tools for an alchemy laboratory, including a fully-functional alchemist's crafting table, related decor and alchemy ingredients scattered around the room.
Enchanting Lab 2,500Gold Will stock one of the home's small ground-floor rooms with all of the furnshings for an enchanting laboratory, including an enchanter's crafting table. Also includes two mannequins on which to display apparel.
Kitchen 1,500Gold Includes a hearth, kettle, and miscellaneous food and dishes.
Patio 500Gold Places a small table, two chairs and other furnishings on the stone patio outside the back of the house.
Children's RoomHF 3,000Gold Creates a new room with two children's beds with low chests at the foot of each and a round bedside table next to each, with a larger table with shelves between them. A third chest is near the entrance, a tall wardrobe, a washbasin, a picnic type table and a children's practice dummy are also included. A large mounted map of Skyrim is included among the decorations.

Trivia[]

  •  PC   360   PS3   The patio door can be opened with the Fletcher Key. This no longer works after patch 1.9.
    • The Fletcher Key can be pickpocketed from Fihada, the fletcher in Solitude.
    • The Fletcher Key can also be obtained by picking the lock to the fletcher's shop with the Wax Key perk.
  • Due to the presence of the Bards College in Solitude, adopted girls living at Proudspire Manor may comment, "Do you think I could be a Bard? I really like singing."
  • Male adopted children may comment positively on joining the Imperial Legion in the future if the Imperial side was taken in the civil war questline.
  • Ghorbash the Iron Hand dislikes this home and says the luxurious lifestyle may spoil children. He approves of other parts of the city, especially Castle Dour.
  • A balcony on the Bards College roof can be accessed using the barrels on the Proudspire Manor patio, however, the patio has to have no upgrade bought for it.
    • The balcony can also be accessed by climbing the angled wall next to the cellar entrance, regardless of any purchases
  • The manor can be acquired for free. With the appropriate funds, speak to Falk Firebeard to purchase it. When he is mentioning the key, place all gold on hand in a cupboard. Retrieve it after getting the key.
  • The housecarl for this home is Jordis the Sword-Maiden.
  • Even though the children's room adds a whole new room, the outside dimensions of the house remain the same.

Current bugs[]

  •  360   Chairs in the upstairs dining area may stack luxurious chairs over old ones.
  •  360   Some cobwebs may still remain after furnishing the house.
  •  360   The bookshelves may not work.
  •  PC   The objective to visit Proudspire Manor will not be completed unless the home is entered through the side door facing Vittoria Vici's House. Any other entrance will not show the objective as completed.
  •  360   The mannequin in the basement may move off of its stand and stand in the middle of the enchanting room, but it will still act as though it is on the stand, since it is possible to walk through the mannequin but not walk through the stand. Also, the mannequin can only be activated from where it should normally be on its stand.
  •  PC   PS3   After becoming Thane of Haafingar, Proudspire Manor may become slightly bugged and will not "count" as an owned house. While it can be entered and used fully like an owned home, the Dragonborn will be treated as a trespasser: The housecarl will berate them for entering the home, and there will be no bonuses from sleeping. This may also make all items stored in the house labelled stolen.
  •  PC   360   PS3   Sometimes walking out on the patio, after purchasing the upgrade, the door will say "Requires Key," making it impossible to enter through the patio door.
    • Entering through the other two entrances still works.
    • Using the command Unlock on the console will fix this.
    • Becoming Thane of Solitude entitles the Dragonborn to a housecarl, which unlocks all doors, including the back door.
    • It was possible to unlock this door using the key to the Solitude Fletcher, which can be pickpocketed off of one of the store owners. A patch fixed this, however.
  •  PC   360   PS3   Spouses may sleep on the bedroll in the basement near the enchanting and alchemy tables. This can prevent getting the Lover's Comfort effect from sleeping.
    • This can be fixed on PC by using the command Markfordelete and then reentering the manor.
    • This can also be fixed temporarily if the Dragonborn's spouse is a potential follower. The solution starts by leading them upstairs to the bedroom, telling them to sleep in the bed, and dismissing them, then commanding Jordis to sleep on the bedroll in the basement. Walking back upstairs while still on follower command mode, the spouse will be found sleeping in the bed.
    •  PS3   This may be fixed by telling the spouse to move into the home. After the Dragonborn enters the home, wait for the spouse to show up, then tell them to move back to Proudspire Manor.
  •  PC   360   PS3   A texture bug can appear on the wall behind the mannequins.
  •  360   PS3   The weapons rack and mannequins in the basement which can hold weapons/shields/armor do not always work. Sometimes, weapons can be put in racks but no armor on the mannequins, and vice-versa. The mannequins tend to disappear regardless of what is placed on them.
    • If one piece of apparel is removed from the mannequin, the other pieces will become visible.
  •  360   PS3   The weapons rack in the master bedroom on the third floor might not allow any weapons to be mounted on them.
  •  PC   PS3   Near the weapons rack in the basement, hay floats a few feet in the air above a side table.
    •  PC (Fix)   prid 000e25d4 and enable will decorate this room. If two boxes on the right do not disappear then clicking on it or typing console commands prid 000e273a then typing disable should resolve the issue.
  •  PC   360   PS3   The five weapon racks in the basement are sometimes only able to accept weapons in the three middle slots.
  • Sometimes if weapons are placed on the outside racks, the weapon can not be taken again. It will still ask to place weapon.
  • On loading a save inside of Proudspire Manor, standing near the front door, after installing Patch 1.6, a bookshelf may open that was out of sight and the books begin to disappear one-by-one. Upon subsequent loads it may be possible to 'take all,' but they are all inconsequential books, possibly from the bookshelf upstairs.
  •  360   PS3   The Ghostblade cannot be put on any of the weapon racks in Proudspire Manor. It will disappear.
  •  PS3   Upon leaving Proudspire, the Dragonborn may drop out of Solitude and any followers will die.
    • This can be fixed by loading to a previous save.
  •  PS3   It is possible that when a save is loaded inside the house all the upgrades disappear.
    • This can be fixed by reloading to a previous save.
  •  360   The far right slot on the weapon rack downstairs will allow as many weapons as desired to be placed on it, but they cannot be gotten back.
  • Sometimes, everything in Proudspire Manor will be marked as stolen. This includes weapons and armor mounted on display objects and everything placed within chests.
  •  PS3   The chest at the foot of the upstairs bedroom is backwards, so the latches are facing the person opening it, and the chest opens facing the bed.
  • Placing the Daedric staff Skull of Corruption on the five weapon rack in the basement will cause it to fall on the ground when Proudspire Manor is reentered.
  •  360   PS3   Sometimes, a weapon may fall off the weapon plaque in the basement.
  • Proudspire Manor may disappear, leaving only doors and a giant hole in the ground.
    • This can be fixed by loading an earlier save.
  •  360   Sometimes, the downstairs weapon rack will remove a weapon's quality label (the fine/flawless/etc. suffix), when weapons are placed and removed, but this does not affect the weapon's damage.
  • The children's room may become inaccessible. There will be a flickering wall where the door should be.
  • Entering through the patio door may cause the game to freeze.
  •  360   PS4   The cooking pot in the kitchen may be missing.
  •  PC   360   PS3   Mannequins will replicate items placed on them if they are put on and then taken off the mannequin without leaving the inventory window. There is no known way to fix this.

Officially patched bugs[]

  •  360   PS3   Everything in the first floor kitchen will fall through the big and small table and onto the floor after leaving and reentering. (Fixed in Patch 1.3)
  •  PC   The weapons rack in the master bedroom on the third floor will not allow any weapons to be mounted on them at all. (Fixed in Patch 1.3)
  • All of the Mannequins will work properly. (Fixed in Patch 1.4)
  • Most of the slots of the five slot weapons rack in the basement work. (Fixed in Patch 1.4)
    •  PC   360   It should be noted that the bugged slots will only accept two-handed weapons. If any other weapons are placed upon them they cannot be retrieved. If this occurs on the PC, use the console command tcl to fly behind the weapons rack and retrieve the weapon, or click the item and type moveto player.
