Proudspire Manor is the most expensive house available in Skyrim. It is located next to the Bards College and Vittoria Vici's house on the eastern side of Solitude. Though blights and cobwebs appear at first, renovating it will soon improve its appearance. When walking towards the Blue Palace there is a fire in a brazier on the left just before the Bards college. Proudspire Manor is the door before the brazier. It can also be accessed by going up the steps before that doorway, Vittoria Vici's house is the door to the left, Proudspire Manor is the door on the right. The exterior of the manor has a fair amount of flowers that respawn in a few game weeks if picked.
Proudspire Manor is by far the most expensive home for sale. While it has both an alchemy table and an enchanting table, it is smaller and offers fewer storage options than Hjerim. The lighting is better than Hjerim's, though the Housecarl's quarters are much worse. Solitude itself offers excellent amenities, however, including the widest selection of shopkeepers in the game but lacks a smelter for those with a focus in Smithing. The Solitude fence is conveniently located nearby in-town. Proudspire Manor is also the location of a Stone of Barenziah , making it very desirable for purchase.
A selection of upgrades are available for purchase from the Steward after you have bought the house.
When this package is purchased, the master bedroom on the third floor of the house will be decorated with several furnishings and a larger, more luxurious bed. The master bedroom will also include a two slot weapon rack as well as both a chest and safe amongst other decorations. Also, a small dining area will be added just outside the bedroom door that includes a table, chairs, and other decorations.
This package adds a large table, chairs and a wide range of decor to the living area located centrally on the second floor of the house.
Fills out one of the ground floor rooms with implements and tools for an alchemy laboratory, including a fully-functional alchemist's crafting table, related decor and alchemy ingredients scattered around the room.
Will stock one of the home's small ground-floor rooms with all of the furnshings for an enchanting laboratory, including an enchanter's crafting table. Also includes two mannequins on which to display apparel.
Includes a hearth, kettle, and miscellaneous food and dishes.
Places a small table, two chairs and other furnishings on the stone patio outside the back of the house.
The patio door can be opened with the Solitude Fletchers Key.
The Fletchers Key can be found by pickpocketing Fihada in Fletchers in Solitude
The Fletchers Key can also be obtained by picking the lock with the Wax Key perk.

360 The mannequin in the basement may move off of its stand and stand in the middle of the enchanting room, but it will still act as though it is on the stand as one can walk through the mannequin but not walk through the stand. Also, the mannequin can only be activated from where it should normally be on its stand..
PC PS3 After becoming Thane of Haafingar, Proudspire Manor will become slightly bugged and won't "count" as an owned house. While one can enter it and use it fully like a player home, the player will be treated as a trespasser: The Housecarl will berate the Dragonborn for entering the home, and there will be no bonuses from sleeping. This may also make all items stored in the house labelled stolen.
PC 360 PS3 Sometimes walking out on the patio, after purchasing the upgrade, the door will say "Requires Key", making it impossible to enter through the patio door. Entering through the other two entrances still works. Workaround:Use "Unlock" on console commands; "Fix" - Becoming Thane of Solitude entitles the player to a housecarl, which for some reason unlocks all doors, including the back door. Workaround:It is possible to unlock this door using the key to the Solitude Fletcher, which can be pickpocketed off of one of the store owners.
PC 360 PS3 Spouses will often sleep on the Bedroll in the basement near the enchanting and alchemy tables. This can prevent getting the Lover's Comfort effect from sleeping.
PC 360 PS3 Near the mannequins, there is a texture bug that can appear on the wall behind them.
360 PS3 The Weapons Rack and mannequins in the basement which can hold weapons/shields/armor do not always work. Sometimes, weapons can be put in racks but no armor on the mannequins, and vice-versa. The mannequins tend to disappear regardless of what is placed on them. However, if one piece of apparel is removed from the mannequin, the other pieces will become visible.
360 PS3 The Weapons Rack in the master bedroom on the third floor might not allow any weapons to be mounted on them at all.
PC PS3 Near the Weapons Rack in the basement, Hay floats a few feet in the air above a side table.
PC Workaround: prid 000e25d4 and enable will decorate this room. If two boxes on the right is not disappear then click on it or just type console commands prid 000e273a then type disable.
PC PS3 The five weapon rack in the basement is only able to accept weapons in the three middle slots. It's unknown if this is a bug, oversight, or intentional. Sometimes if weapons are placed on the outside racks, the weapon can not be taken again. It will still ask to place weapon.
On loading a save inside of Proudspire Manor, standing near the front door, after installing Patch 1.6, a bookshelf opened that was out of sight and the books began to disappear one-by-one. Upon subsequent loads it was possible to 'take all' and they are all inconsequential books, possibly from the bookshelf upstairs. A few of the reloads opened presumably the same bookshelf, from the front door, but had no books in it or fewer books in it. Workaround/Exploit: If one wants to change what item is being duped but the spot is taken, (it actually always dupes the old items as well, but this way adds more), go into the mannequin inventory, take off what item was duped, now exit, go back in, put it back in, then put on the new item. Repeat as desired.
360 PS3 The Ghostblade cannot be put on any of the Weapon Racks in Proudspire Manor. It will be instantaneously deleted.
PS3 When one leaves Proudspire, the player sometimes drops out of Solitude and all followers die.
Workaround:Fixed by loading working save file
PS3 It is possible that when a save is loaded inside the house all the upgrades disappear.

360 The far right slot on the Wepon Rack downstairs will allow one to put as many weapons as desired on it, but they can't be gotten back.
Sometimes, everything in Proudspire Manor will be marked as stolen. This includes weapons and armour mounted on display objects and everything placed within chests. Could be caused by either entering through the lower entrance on the street, or purchasing an upgrade of sorts.
PS3 The chest at the foot of the upstairs bedroom is backwards, so the latches are facing the person opening it, and the chest opens facing the bed.
Placing the Daedric staff Skull of Corruption on the five weapon rack in the basement will cause it to fall on the ground when Proudspire Manor is reentered.
PS3 Sometimes a weapon will fall off the weapon plaques in the basement.
Sometimes Proudspire Manor will disapear leaving only doors and a giant hole in the ground (this can be fixed by reverting to an other save).
Officially Patched Bugs
360 PS3 Everything in the first floor kitchen will fall through the big and small table and onto the floor after leaving and reentering. (Fixed in Patch 1.3)
360 PS3 PC Manequins will replicate items placed on them if they are put it on and then taken it off the mannequin without leaving the inventory window. There is no known way to stop this, but could be beneficial to the user.
PC The weapons rack in the master bedroom on the third floor will not allow any weapons to be mounted on them at all. (Fixed in Patch 1.3)
Mannequins all work (after patch 1.4)
All the slots of the five slot weapons rack in the basement work.(after patch 1.4), But beware, the other two slots that didn't work earlier can only have two-handed weapons. If by any chance place any other weapons they cannot be retrieved and it keeps saying 'activate weaponrack', although when looking towards the top of the weapon rack from above the weapon one is still able to retrieve it. (tested it on 360 ). If on PC and this happens, use the console command 'tcl' to fly slightly behind the weapons rack to fetch the weapon. (Or use the 'delete' command on the command console) but that will make the weapon disappear.)
PC One can also click on the item and then type moveto player in console mode.
